How do you decide which agent to list your house? Having bought 20 houses over the years, this is how I decided.

  1. I wanted an agent in the area. Some choose a friend, who happens to live out of the area. Then, when your prospective buyer calls to see the house, the first thought running through the agents mind is "How can I schedule this showing to avoid rush hour.", or, "Gee, I was just there yesterday, maybe I can delay this showing until tomorrow and maybe someone else will call for a viewing, and I can show two times for my travel." That's not the thinking I wanted. I wanted an agent to think "How can I serve this buyer best? How can I meet them at a time most convenient for them?" I knew she'd think my way.
  2. There are entry level houses, for entry level buyers. And there are expensive houses for those capable of paying for expensive houses. There are people that are comfortable with entry level buyers, and people comfortable with buyers that can afford the finest things in life. Patti has spent a lifetime accustomed to dealing with the later - social graces, King's English. I was selling an expensive house, and wanted an agent that could lead my qualified buyer, and make them feel comfortable.
  3. Almost without saying, but I'll say it anyway. Nothing bodes success like success. Choose an agent that is successful enough in real estate to work at it full time. If an agent is a part-timer, they are not successful enough to work at it full time, and that is not any agent I want.
  4. Talk with those who have sold their house, or even those with a "for sale" sign on the front lawn. Everyone likes to be asked their opinion. See if they are happy with their agents efforts. The sellers I talked with were happy with Patti.
  5. Finally, look for an agent that is constantly selling herself (himself). I liked seeing Patti's face on billboards about town. I knew that when buyers are looking for an agent to call first, as they look through the yellow pages, they'll call a familiar name. They may not know Patti, but they'll know the name. And that's enough for the call.

To anyone looking for a real estate professional: Hello, my name is Michael Buckley and I have just closed on my real estate transaction in Montgomery. Thirty days ago I decided to move from Dallas to the Conroe area to establish a new company. A long time friend recommended Teri Henkleman.
